Talk to an ADU Contractor in Carlsbad

Tell us about your lot and the unit you have in mind. A licensed San Diego County general contractor checks it against Carlsbad's rules and maps, then gives you a written range before you commit to drawings.

The form asks for

  • ADU type, or "not sure yet"
  • What it's for and a rough size
  • Neighborhood or ZIP, and whether there's an HOA
  • Timing and budget range
  • Name, email and phone

Short answer

Send the form below. The contractor reads it, looks up your Carlsbad parcel (zone, Coastal Zone status, the 2025 fire hazard map and whether you're in a parking replacement area), then reaches out by email or phone to fill in gaps and arrange a visit. What you get back is the Fit Check: which ADU types suit the lot, the permit path, and an itemized planning range. It's a range and not a fixed bid, because a fixed price needs finished plans.

What happens after you send it

  1. The parcel lookup

Your address is checked on the City's coastal zone map and wildfire map tool. The lookup also shows whether the lot sits west of the rail corridor, and how far it is from Carlsbad Village or Poinsettia station, since that distance changes the height and parking rules.

  2. A short follow-up

You'll be asked who the unit is for, whether you want to rent it, what the HOA has said if you have one, and what drawings or surveys you already hold.

  3. A look at the site

In person, the contractor checks what a map can't show: the slope, where the sewer leaves the house and how deep it runs, the electrical panel, the garage slab if you're converting, and the access path for equipment.

  4. Your written Fit Check

A recommendation, the permit route and a line-by-line range, with the open questions named, such as a soils report or a utility upgrade that could move the number.

  5. Design, if you choose to go ahead

Design and permits begin only under a written agreement. The design-build process page shows each stage after that.

What to have ready

None of this is required to send the form. Each item makes the first conversation shorter and the range tighter.

  • Your address or ZIP. Carlsbad's four ZIPs (92008, 92009, 92010, 92011) roughly match its quadrants, but coastal and fire status are decided parcel by parcel.
  • Lot size and house size. Both are on your tax bill or an old listing. House size sets the cap on an attached ADU, and lot coverage limits detached units over 800 sq ft.
  • Photos. The backyard from the house and from the far corner, the side yards, the garage inside and out, and the electrical panel with its label.
  • HOA CC&Rs and architectural guidelines, if you have an HOA. Many Carlsbad master-planned communities have both a master and a sub-association, so send both sets if you can.
  • Any surveys, soils reports or old plans. A recent survey can save weeks, and earlier permits show what the City already has on file.
  • Who the unit is for. A rental, a parent or adult child, or an office changes the layout, the size and whether a separate meter makes sense.

What the Fit Check covers

  • Which of the four unit types your lot can take, and the size and height limits for each
  • Coastal Zone status, and whether your unit type needs a minor Coastal Development Permit
  • Your fire hazard zone, and whether Chapter 7A construction applies
  • Parking: whether the lot needs a space, and whether a converted garage's spaces must be replaced
  • Whether one of the City's free permit-ready plans fits the lot
  • School and City fee thresholds at 500 and 750 sq ft
  • An itemized range: construction, site work, utilities, design, fees and contingency

For background before you send it, the Carlsbad ADU rules guide lists each requirement with its source.

Fit Check questions

Does the Fit Check cost anything?

No. Sending the form and getting a written range is free and commits you to nothing. Design, engineering and permit work start only if you sign an agreement to go ahead.

Why do I get a range instead of an exact price?

Until plans exist, site findings can change the scope: a sewer line too shallow for gravity flow, a soils report on a slope, or an HOA design condition. A range that names those unknowns is easier to plan around than an early fixed number that moves later.

What if my address isn't in Carlsbad?

This site is built around City of Carlsbad rules and fees. Say so in the form and you'll get a plain answer on whether the project can be taken on.

This site lists no phone number; requests come through the form so each one is logged. What you send goes only to the contractor handling your project and is used to answer your request. See the privacy policy and terms of use. More questions? Read the Carlsbad ADU FAQ.
