ADU Cost in Carlsbad (2026)

Choose an ADU type, set the size, the lot and the utilities, and the calculator prices it the way a Carlsbad job is actually built: construction, design, reports, City and school fees, contingency, then the site extras on top. It also estimates rent and net income for a Carlsbad unit.

Short answer

On a flat Carlsbad lot with short utility runs and mid-range finishes, a 750 sq ft detached ADU runs about $284k–$376k all-in (midpoint about $330k), a 1,200 sq ft unit about $392k–$520k, a two-car garage conversion about $121k–$186k, a 550 sq ft attached ADU about $181k–$245k and a 300 sq ft JADU about $70k–$135k. Sloped lots, long trenches and separate meters are added on top. The City says permit fees for most ADUs fall between $2,000 and $4,000; the school fee only starts above 500 sq ft and the Public Facilities Fee only at 750 sq ft.

All-in cost by ADU type and size

These come straight from the calculator at its defaults: flat lot, utilities within 50 ft, one shared meter, no sprinklers. Design, reports, City and school fees and a 10% contingency are inside each number.

Garage figures include the calculator's $8,000 slab allowance for a garage nobody has checked yet. With a slab that tests sound, a 400 sq ft conversion drops to about $145k at the midpoint; with a cracked slab that has to be replaced it rises to about $167k. JADU and garage ranges run wider because hidden conditions in existing walls and slabs vary more than a new foundation.

Switch the plan setting to the City's permit-ready design and the design line falls to a $4,000 allowance for adapting it to your lot, which takes about $9,500 off the midpoint. On a steep lot with 100+ ft trenches and separate SDG&E and water meters, the same unit climbs to about $427k, which explains most of the gap between quotes.

What the quotes you have seen online actually mean

  • Ataman Studio's "$120,000 – $190,000" is the line for garage conversions on its Carlsbad page. The same page lists detached ADUs at $220,000 to $500,000+ and JADUs at $85,000 to $150,000. No size or inclusions are given.
  • Elements Design & Build's "$80K–$380K" appears only in the meta description of its Carlsbad page. In the body it is a table running from garage conversions at $80k–$180k (mostly 400–600 sq ft studios and small one-bedrooms) through attached units at $130k–$270k to new detached builds at $160k–$380k. So the wide figure spans a conversion at the bottom and a new detached house at the top.

None of these builders publish a method. Real Escondido conversion bids collected by Maxable ran $128,300 to $149,600, and the middle one excluded the panel upgrade, water meter, underground run, solar and HERS testing.

What drives the spread

  • Size. Kitchen, bath, tie-ins, design and permits cost about the same at 500 sq ft as at 1,200, so $/sq ft falls from about $520 to $380.
  • Site work. SnapADU puts flat-lot site work at $25k–$35k. A 1–2 ft grade change adds about $4,500 in deeper footings, 2–4 ft adds $10k–$20k, and a hillside with retaining walls adds $20k–$30k or more.
  • Slope. The calculator adds 10% of construction for a gentle slope and 22% for a steep one with retaining. In Carlsbad that mostly means La Costa, Calavera Hills, Robertson Ranch and the canyon edges of Aviara and Rancho Carrillo.
  • Utility runs. Trenching beyond a builder's base package can run up to $200 per linear foot. A backyard unit 100 ft from the panel and sewer costs more than one beside the garage.
  • Coastal Zone. A detached ADU or conversion in the Coastal Zone needs a minor Coastal Development Permit. Builders report 6–8 months to permit instead of 3–4, and higher design fees.
  • Fire hazard zone. In High and Very High zones, new buildings follow Chapter 7A ignition-resistant construction. We found no sourced dollar premium for it, so price it with your builder.
  • Finishes. Up to 30% of the construction budget, per Maxable.
  • Separate meters. A separate SDG&E meter at about $10,500 and a Carlsbad water meter at about $5,669 can add over $16k to a rental build.

Soft costs: design, engineering and reports

The City estimates its permit-ready plans avoid $8,000–$16,000 of design fees, a fair guide to what custom design costs here.

ItemPublished rangeWhat the calculator carries
Architect, design and construction drawings$8,000–$15,000+, more in coastal or HOA areas (SnapADU, Oct 2026); $4,000–$14,000 (Better Place, Feb 2026)Detached: $9,000 + $6/sq ft ($13,500 at 750 sq ft). Garage: $6,000 + $4/sq ft
Structural engineering$1,000–$5,000 (Better Place)Inside the design line
Soils or geotechnical reportAbout $3,000, plus $4,000–$5,000 if over-excavation is needed (SnapADU)$3,000 on detached and attached units over 750 sq ft
Survey$4,000–$10,000 for building verification (SnapADU); soils plus survey $2,000–$5,000 (Elements)Survey and Title 24 report: $4,000 detached, $2,500 garage
Contingency15–20% recommended (San Diego Housing Commission ADU pilot, 2021)10% of construction

Per SnapADU, Carlsbad wants a soils report for ADUs over 750 sq ft or two stories, while 500–750 sq ft units can usually use the City's prescriptive foundation; slopes, bluffs or faults trigger one at any size. Our 10% contingency is below the Housing Commission's 15–20%, so keep extra cash back on a lot with unknowns.

Carlsbad fees, explained

The City's ADU page says permits for most ADUs run about $2,000–$4,000, depending on square footage. That covers building permit and plan check. Impact fees, the school fee and utility connections sit on top, and each has its own threshold.

The City's own worked example: 800 sq ft detached ADU

Carlsbad's Fee Guide (revised December 2023, FY 2023-24 fees) prices an 800 sq ft detached ADU with a City valuation of $157,232, about $196.54 per sq ft, and no new water or sewer connection:

FeeAmount
Building plan check$864.50
Planning plan check$104.00
Land Development Engineering plan check$197.00
Building permit$1,330.00
Public Facilities Fee$1,375.78
Seismic (strong motion)$44.02
Green building$6.28
School fee (800 × $4.79, the rate at the time)$3,832.00
Fire sprinkler fee$467.00
Total$8,220.58

Plan check is set at 65% of the building permit fee. At today's Carlsbad Unified rate of $5.38 the school line alone would be $4,304. The current schedule is FY 2025-26 (approved June 17, 2025, most fees effective September 1, 2025); we could not retrieve its PDF, so expect the City lines to be somewhat higher than these FY 2023-24 amounts.

Thresholds that change the bill

  • Public Facilities Fee only at 750 sq ft and up. Below that, ADUs pay no impact fees. Above it, the City scales them to the ADU's size relative to the main house (IB-111). The FY 2023-24 rate was 1.82% of valuation inside CFD 1 and 3.5% outside it.
  • School fee only over 500 sq ft. Carlsbad Unified charges $5.38 per sq ft (board approval April 15, 2026), San Marcos Unified the same rate from June 9, 2026. In the City's example the fee is charged on the whole unit once it passes 500, so 501 sq ft costs about $2,695 more than 500. Carlsbad Unified takes cash, check or money order at 6225 El Camino Real.
  • Exempt for ADUs in the same Fee Guide example: Planned Local Drainage, park-in-lieu, San Diego County Water Authority capacity and traffic (RTCIP) fees.
  • Conversions inside existing space, including up to 150 sq ft of expansion, are not charged utility connection fees (IB-111).

Four school districts serve Carlsbad addresses: Carlsbad Unified, San Marcos Unified, Encinitas Union and San Dieguito Union High. Parts of La Costa fall in the last two; we have not confirmed their rates, so ask the district for your parcel.

Utility costs

Carlsbad Municipal Water District serves most of the city. Olivenhain MWD, Vallecitos Water District and Leucadia Wastewater District serve parts of the south, and their ADU charges are not published in the City schedule, so confirm them for La Costa and Rancho Carrillo addresses.

Net = 12 months of rent less 5% vacancy, the added property tax, the added sewer charge and a 5% upkeep allowance. It is before any loan payment: if the build is paid for with a HELOC, cash-out refinance or construction loan, that payment comes out of this net. Income tax is not modeled.

Two owner costs people forget

Sewer. Carlsbad's monthly sewer charge for a single-family home is $68.22. With a second dwelling unit on the lot it is $102.33, effective January 1, 2026. That is $34.11 more a month, about $409 a year.

Property tax. Under Prop 13 only the new unit gets a new base-year value; the house keeps its assessment. A proposed 10-year ADU exclusion (SB 1164) failed in June 2024, so none applies. SnapADU reports San Diego assessed values for new ADUs of about $130–$165 per sq ft, often well under build cost. Carlsbad tax rate areas appear to carry a total rate of roughly 1.07% to 1.14%, which is our reading of the County's list rather than a confirmed figure. For a 750 sq ft unit that works out to about $1,000–$1,400 a year on the $130–$165 basis, or roughly $3,500–$3,800 if the Assessor used the full $330k cost. The calculator uses $150 per sq ft at about 1.1%.

Ways to bring the number down

  • Hold the unit at 749 sq ft to stay under the Public Facilities Fee, or at 500 to skip the school fee as well
  • Start from one of the City's four free permit-ready plans if a single-story detached unit fits the lot
  • Place the ADU close to the house sewer line and electrical panel, and above the sewer so no ejector pump is needed
  • Share the SDG&E meter if the unit is for family rather than tenants
  • Convert a garage or build a JADU inside the walls you already own

ADU cost questions

How much does it cost to build an ADU in Carlsbad?

With mid-range finishes on a flat lot, a new detached unit runs from about $224k–$296k at 500 sq ft to $392k–$520k at 1,200 sq ft. Converting existing space costs less: about $121k–$186k for a two-car garage and $70k–$135k for a 300 sq ft JADU. Slope, long utility runs and separate meters are extra.

How much is a garage conversion in Carlsbad?

A 400 sq ft two-car garage comes out at about $121k–$186k in the calculator, around $153k at the midpoint with an allowance for slab work. That lines up with Ataman Studio's published $120k–$190k Carlsbad range. If your garage is west of the railroad tracks, also plan for replacing the parking you lose; the garage conversion page covers where that applies.

How much are ADU permit fees in Carlsbad?

The City puts permits for most ADUs at about $2,000–$4,000. Its own fee guide example for an 800 sq ft detached unit came to $8,220.58 once the Public Facilities Fee, school fee and sprinkler fee were added, at FY 2023-24 rates.

How much rent can a Carlsbad ADU bring in?

Across Zillow, Zumper, RentCafe and HUD, Carlsbad studios average about $2,290–$2,450 a month, one-bedrooms $2,460–$3,010 and two-bedrooms $3,000–$3,800. The calculator uses a middle band of $2,300, $2,600 and $3,400.

Will an ADU raise my property taxes?

Only on the new unit. The house keeps its Prop 13 value and the ADU gets its own assessment when it is finished. Reported San Diego values of $130–$165 per sq ft suggest roughly $1,000–$1,400 a year for a 750 sq ft unit. More homeowner questions are on the ADU FAQ.
